Excerpt 6
“Jamie Rand - JJJoy Toy Ventures (A Rand Family Business)”
This spaghetti western stars Jamie Rand as Alias Willie Sutton, The Bank Robber, and Duke (Louis) Mendel as John Wayne. Duke is not his real name, and he’s no John Wayne. Mendel named himself Duke, perhaps he meant Dookie? John Wayne never shot anyone in the back, unlike Dookie, who stabs everyone in the back. In the words of John Wayne, “Get off your horse and drink your milk, Dookie.” Willie Sutton, aka Jamie Rand, when asked why he robbed banks, replied, “Because that’s where the money is.” Noble cowboys are absent in this tinhorn tale.
On about October 22, 2007, Dookie Mendel and Rand decided to refinance their version of the Chicken Ranch. On this dusty trail, Dookie Mendel and Rand directed that the loan proceeds be divvied up, with $178,000.00 (50%) going to Dookie Mendel and $178,000.00 (50%) going to Jamie Rand from the refinancing of Joy Toy Ventures, Inc., which owns Show Girls Men’s Club. The loan came from the now belly-up Colonial Bank, 50% into Jamie and Julie Rand's personal account, which he holds jointly with his wife (Another Rand Family Business). Jamie Rand brags that he and Julie were high school sweethearts. If that story were true, it means that Julie repeated the 9th grade five times!
The plot thickens: they had a partner at the time, one Michelle Josowitz, who they cut out of the refinance money. Michelle didn’t take it lying down, as she usually did! Michelle filed a lawsuit against Dookie and Jamie Rand for embezzling the loan monies and skimming income proceeds.
These outlaws didn’t stop there; next on the list was a bank heist! Dookie Mendel and Jamie Rand, through Joy Toy Ventures, made a measly 10 payments on the new loan from Colonial Bank. Dookie and Rand stopped making payments on this swindle and then short-sold the property to a new corporation, Plant City Properties LLC, for $400,000.00. Dookie and Jamie Rand saddled up for a short sale bank fraud. This company was created for the purpose of acquiring the same property in this short sale stick-up.
Plant City Properties was owned by Dookie Mendel and Jamie Rand. Jamie Rand, an insider of Plant City Properties, is prohibited by law from short-selling his own property. On July 6, 2009, Jamie Rand, as Vice President and Treasurer on behalf of Joy Toy Ventures, executed and delivered an "As Is" Contract for Sale and Purchase, agreeing to sell the property to Plant City Properties.
On about July 30, 2009, Dookie Mendel, as President of Joy Toy Ventures and with the authority and direction of Jamie Rand, executed a Warranty Deed transferring the property to Plant City Properties. Mendel was more like Tonto here, and Kemosabe (Jamie Rand) sent him to town so he could sign the transfer, you know, the fall guy, while Kemosabe was hiding on the outskirts of town, orchestrating from afar. Nothing screams “legitimate business” like selling your failing property to yourself while the bank takes a large loss ten months after the new loan! Colonial Bank never sent a posse out for Dookie Mendel and Jamie Rand because its doors were closed by the Federal Government.
Outlaw Rand personally brokered the fraudulent short sale to Plant City Properties and Colonial Bank. Dookie Mendel and Jamie Rand orchestrated a $360,000.00 heist (approx) extension of credit to Joy Toy Ventures by Colonial Bank. Dookie and Jamie Rand misappropriated (stole the money). Dookie and Jamie Rand did not pay back the loan, instead getting Colonial Bank to agree to a write-off and short sale of the property to a Dookie and Jamie Rand owned LLC.
At the direction of these two varmints, Dookie Mendel and Jamie Rand, Brokers Title, at settlement, split the loot 50% into Dookie Mendel's personal account and 50% into Jamie Rand's account, which he proudly shares with his wife, Julie Rand.
Josowitz accused Dookie Mendel and Jamie Rand of pocketing unauthorized, unreported, and improper distributions from Showgirls Men's Club (A JJJ Family Business). This included unearned payments to Julie by directing embezzled cash funds and income that was not reported on the books of the business. Julie has always been a cornerstone of the JJJ family business.
If anyone thinks my words are harsh, they aren’t harsh enough, as all these individuals were part of the exploitation of women for profit.
